  • Metal tracks (wipe excess — tracks should be clean, not slippery)

Tighten Hardware

The average garage door opens and closes over 1,000 times per year. That vibration loosens hardware over time:

  • Tighten all roller bracket bolts
  • Check and tighten hinge bolts
  • Inspect the opener mounting bracket
  • Tighten the rail fasteners on the opener track

Balance Test

An unbalanced door puts extra strain on the opener and wears out springs faster:

  1. Disconnect the opener by pulling the emergency release cord
  2. Manually lift the door to about waist height
  3. Let go — the door should stay in place, rising or falling no more than a few inches
  4. If the door falls or rises significantly, the springs need adjustment by a professional

Weatherstrip Inspection

  • Check the bottom seal for cracks, tears, or gaps
  • Inspect the side and top weatherstripping
  • Replace any damaged sections to keep out water, pests, and drafts

  • Spring tension and remaining life
  • Cable condition and attachment points
  • Track alignment
  • Opener force settings and safety features
  • Overall door balance and operation
