Garage Door Maintenance Checklist

Use a silicone-based or lithium-based garage door lubricant (not WD-40, which is a solvent, not a lubricant). Apply to:
- Spring coils (torsion or extension)
- Roller bearings and stems
- Hinges at pivot points
- Lock mechanism
- Metal tracks (wipe excess — tracks should be clean, not slippery)
Tighten Hardware
The average garage door opens and closes over 1,000 times per year. That vibration loosens hardware over time:
- Tighten all roller bracket bolts
- Check and tighten hinge bolts
- Inspect the opener mounting bracket
- Tighten the rail fasteners on the opener track
Balance Test
An unbalanced door puts extra strain on the opener and wears out springs faster:
- Disconnect the opener by pulling the emergency release cord
- Manually lift the door to about waist height
- Let go — the door should stay in place, rising or falling no more than a few inches
- If the door falls or rises significantly, the springs need adjustment by a professional
Weatherstrip Inspection
- Check the bottom seal for cracks, tears, or gaps
- Inspect the side and top weatherstripping
- Replace any damaged sections to keep out water, pests, and drafts
Annual Professional Inspection
Once a year, have a professional garage door technician perform a comprehensive inspection. They should check:
- Spring tension and remaining life
- Cable condition and attachment points
- Track alignment
- Opener force settings and safety features
- Overall door balance and operation
- Panel condition (dents, cracks, warping)
